Fortunate Forex Trading

Statement: 201205026 - Yuki Matsukura

The Foreign Exchange currency trading market, which has been shortened over time to simply Forex and for those reductionists among us FX, is today?s reigning champion when it comes to ranking the world?s largest financial markets. It is conservatively estimated that the Forex market sees an average of more than $4 trillion (that?s trillion, with a ?T?) in transactions every single day.

Even with all of this action, the Forex market and currency trading remain a bit of an enigma to the vast majority of retail traders. One of the truly fascinating aspects of the Forex market is that it has lived most of its life in relative obscurity, serving almost exclusively large multinational corporations, financial institutions and private hedge funds. Then, along came the internet, which has changed virtually everything in our lives in the last decade or so, and pretty soon, regular folks found out that they had the power to make stock market trades literally at the tips of their giddy little fingers from the comfort of their home.

Dangerous, Intoxicating and Delusional: The Fast Forex Fortune Fallacy

This relatively new, wide open market can be a blessing and a curse. It moves dramatically fast, is accessible round the clock on most days and offers traders the heroin-like tease of extreme leverage. This lopsided leverage ratio gives investors the possibility to reap huge profits; however, it works the other way as well, meaning the potential for equally huge losses.

It is this wildly volatile nature inherent to currency trading, combined with the blindingly seductive and irrationally delusional lure of easy money, are the primary reasons why Forex education is essential for anyone who wants to shovel hard-earned money into this market.

Sharpen the Edge on Your Trading Education

If you already have education and experience trading in the retail realm, you have planted the seeds of knowledge in incredibly fertile soil, and now it?s time to nurture those seeds so that they can grow and multiply exponentially.

The Forex market is a hybrid-like offshoot of what most investors would probably consider the ?regular? or ?normal? market. So in order to give yourself the best chance of succeeding consistently in both the short term and the long term, you need to fight fire with fire and gain a hybrid-like education.

Intelligent currency trading in the Forex market is commonly a simple transfer of accounts from those who lack the proper education into the accounts of those who have attained the razor sharp edge honed through focused Forex education.

Search Terms Within Databases

Searching by keyword will often quickly lead to productive results, however, it is useful to note that databases, like online book catalogs, also use subject headings (or descriptors). To search by subject you will need to locate the link to the database?s ?thesaurus? or ?subjects.? Once you?re here, simply enter terms and click search to locate the official authorized term in the thesaurus. Note too that articles are linked by subject terms or descriptors within the article itself. These terms will appear as links, which you can use to find other ?like? articles. Specific search methods vary by database.

Subject Terms to try in Linguistics and Language Behavior Abstracts:

'Hurricane Sandy's Worst Online Troll' - Business Insider

An influential netizen came under angry scrutiny Tuesday after dramatic information he announced on his widely-followed Twitter account at the peak of deadly superstorm Sandy was found to be false.

Some of his claims -- which included a report the New York Stock Exchange trading platform was seriously flooded -- went viral as Sandy battered the US east coast late Monday, forcing authorities to issue rapid-fire denials.

@ComfortablySmug's tweets were just some of the rumors and false information that circulated widely on Twitter during the storm -- all of which had been discounted by fact-checkers or authorities by Tuesday.

"There are a lot of bad people out there, but it takes a special chutzpah to tweet false information during a disaster. cc @comfortablysmug," @byelin said on Twitter, one of many angry netizens.

Another netizen called @ComfortablySmug -- who counts the digital director of Barack Obama's campaign as one of his 6,164 followers -- "Hurricane Sandy's worst online troll."

The netizen's claim about the NYSE trading floor being under three feet of water was soon refuted by the stock exchange, but it was still retweeted 642 times. The rumor also found its way onto national television.

Another "breaking" tweet that Con Edison was shutting down all power in New York City earned him an almost immediate rebuke on Twitter from the electricity firm, which said his information was "wrong."

Aside from @ComfortablySmug, other pieces of misinformation also spread like widlfire on Twitter, from reports that people were stuck in a building to pictures of a shark swimming in floodwaters.

One man called Tom Phillips posted some of these photos on a page on blogging platform Tumblr -- titled "Is Twitter Wrong?" -- and fact-checked them.

One dramatic picture of a threatening cloud mass over New York that was retweeted thousands of times, for instance, was found to be more than a year old.

Amy Mitchell, deputy director of the Pew Research Center's Project for Excellence in Journalism, said the spread of false information was one of the consequences of the advent of the Internet and its thirst for instant news.

"Even when the piece of information has been corrected, there is a good chance it's got to individuals that won't ever see the correction," she said.

"There's more of an onus placed on the news consumer to be able to check for themselves, knowing which sources are those they can trust."

On Feeling Married | Weddingbee

Today is our one-month anniversary. In some ways, I can?t believe it?s already been a month. In others, I can?t believe it?s only been a month.

One thing I know for sure is that I don?t feel different.

I can honestly say that our relationship isn?t any different now that we?re married. We?re the same people we were before September 29th, just with bands of metal on our left ring fingers and a marriage certificate in our fireproof safe. It?s changed my health insurance and even my name (well, not legally quite yet), but not who I am.

I wish I felt different. Marriage is supposed to be a transformative experience, something that changes everything about you. That just hasn?t been my experience. From day one of our relationship, Mr. T and I have been very committed to one another. I have never once felt that we would break up and neither of us has ever threatened to walk away. Maybe this level of security in our relationship is why marriage hasn?t changed anything. Maybe our marriage is too new for things to feel different just yet. Maybe things never will feel different. As long as we?re as happy as we are today, I?m OK with that.

How long did it take before you felt married?

Storm leads companies to postpone earnings reports

(AP) ? A number of major U.S. companies postponed quarterly earnings reports scheduled for Monday and Tuesday, as Hurricane Sandy barreled into the East Coast and caused the first unplanned shutdown of financial markets since 2001.

Pfizer Inc., Thomson Reuters Corp., Time Warner Cable Inc., Tesla Motors Inc., Spirit Airlines Inc. and NRG Energy Inc. are among those holding financial reports until later this week.

Pfizer, Avon Products Inc., and Martha Stewart Living Omnimedia Inc., which were due to report Tuesday, will announce results Thursday. Thomson Reuters, also originally scheduled for Tuesday, will report Friday. NRG and McGraw-Hill Cos. will also report on Friday instead of Wednesday.

More companies delaying their announcements:

? Power provider Entergy Corp. will report on Nov. 5 instead of Tuesday.

? Biopharmaceutical Acorda Therapeutics Inc. will report results on Wednesday instead of Tuesday.

? Maintenance products distributor MSC Industrial Direct Co. will report results on Wednesday instead of Tuesday.

? Mortgage insurer Radian Group Inc. will report earnings on Thursday instead of Tuesday.

? Rudolph Technologies Inc., which makes measurement and process control software, will report results on Wednesday instead of Monday.

? Satellite radio provider Sirius XM Radio Inc. will report on Thursday instead of Tuesday.

? Commercial mortgage real estate investment trust Apollo Commercial Real Estate Finance Inc. will report on Thursday instead of Tuesday.

? Office Depot Inc. will report on Nov. 6 instead of Tuesday.

At least 26 other companies also announced that they were postponing earnings announcements.

Some companies, including Burger King Worldwide Inc., Valero Energy Corp. and MasterCard Inc., are reporting as planned. Luggage maker Tumi Holdings Inc. said it will report its third-quarter results on Monday, but canceled its scheduled conference call because of Sandy.

Flooring and ceiling maker Armstrong World Industries Inc. posted its third-quarter results, but said it would reschedule its conference call to a later date.

Liberty Mutual Holding Co. canceled its conference call scheduled for Tuesday and said its financial results will be available on its web site as soon as possible.

The New York Stock Exchange, Nasdaq and CME Group in Chicago closed Monday. Trading on the NYSE was last closed on Sept. 11, 2001. The last time it closed for a weather event was in 1985, when Hurricane Gloria hit the East Coast.

Stock trading will be closed in the U.S. for a second day Tuesday as the hurricane moves inland. Bond trading will also be closed. The New York Stock Exchange and Nasdaq said they intend to reopen on Wednesday and would keep investors updated.

This is the New York Stock Exchange's first weather-related consecutive-day closing since 1888, when a blizzard left drifts of snow as high as 40 feet in New York.

CME Group Inc., which operates exchanges that trade commodities, futures, options and securities related to interest rates, said its equity markets will be closed Tuesday. However, it will reopen its equity index futures and options on futures markets late Monday for overnight electronic trading.

CME's interest rate markets will reopen late Monday for overnight trading and remain open on Tuesday.

Hurricane Sandy strengthened and sped up as it approached the East Coast on a predicted path to make landfall by early Monday evening in southern New Jersey or Delaware.? putting it on a collision course with two other weather systems that would create a superstorm with the potential to wreak havoc over an 800-mile area, from the East Coast to the Great Lakes.

Parts of lower Manhattan near the Financial District are under mandatory evacuation orders. By Monday afternoon, flood waters from New York harbor had flooded the esplanade at Battery Park, a short walk south of the New York Stock Exchange.

Those conditions are expected to worsen over the next two days as the storm surge intensifies.

2 top executives leaving Apple

Apple CEO Tim Cook speaks during an event to announce new products, including the iPad mini, in San Jose, Calif., Tuesday, Oct. 23, 2012. Apple Inc. is refusing to compete on price with its rivals in the tablet market, it's pricing its new, smaller iPad well above the competition. On Tuesday, the company revealed the iPad Mini, with a screen that's about two-thirds the size of the full-size model, and said it will cost $329 and up. (AP Photo/Marcio Jose Sanchez)

(AP) ? Apple Inc. shook up its executive ranks Monday, saying the head of its store operations is leaving after just six months on the job and the long-serving head of its iPhone software development operations is exiting next year.

Apple didn't say why retail senior vice president John Browett and iOS software SVP Scott Forstall were leaving, but both have presided over missteps this year.

Browett cut staffing hours at Apple's retail stores, a move the company reversed and acknowledged as a mistake. Forstall's division launched a software update in September that replaced Google Maps with Apple's first mapping application. It quickly drew unfavorable comparisons to the software it was replacing, and Apple apologized.

Browett's departure is immediate, and the company is looking for a replacement. Forstall will act as an advisor to CEO Tim Cook until he leaves, Apple said. His responsibilities will be divided among other Apple veterans.

Forstall joined Apple in 1997 with the company's purchase of Steve Jobs' NeXT startup. Apple credits him as one of the original architects of Mac OS X.

Craig Federighi, who is now in charge of the Mac OS, will add iOS development to his responsibilities, Apple said, but Jony Ive, the chief designer behind the distinctive look of Apple hardware, will take responsibility for the look and feel of Apple's software.

Eddy Cue, head of Apple's online services and iTunes, will assume responsibility for Maps and Siri, the "virtual assistant" application on the iPhone and iPad.

Browett took over the store operations after Ron Johnson, who helped create the Apple stores, left to become CEO at J.C. Penney Co. in November.

Apple has more than 360 stores, and they're unique in several ways. They sell more per square foot than any other chain in the U.S., yet they account for just 12 percent of Apple's overall sales. They're ambassadors of Apple's brand, and provide customers with an easy way to access in-person technical support.

At the time Browett was appointed, commentators wondered what an executive from a traditional retail operation would bring to Apple. Browett's move to cut staffing appeared to be motivated by a desire to improve profits, but Apple divisions don't have their own profit-and-loss accounts; they're supposed to support the company as a whole.

Vaccine Protects Against Flu ? and Heart Attacks?

Getting a flu shot this season may not only greatly lower your risk of influenza this year, it may also lower your risk of heart disease, a new review from Canada suggests.

Results show that people who received the flu vaccine were 50 percent less likely to experience a heart attack or stroke, and 40 percent less likely to die from one, compared with people in the unvaccinated control group.

The flu vaccine could be an important way to maintain heart health and ward off strokes and heart attacks, the researchers said. They presented their findings at a cardiovascular disease research meeting today (Oct. 28) in Toronto.

In the study, Dr. Jacob Udell, a cardiologist at Women's College Hospital and the University of Toronto, and colleagues looked at four previous studies involving a total of more than 3,000 people whose average age was 60 ? some with previous heart disease, and some without such conditions. Participants in all the studies were randomly assigned to receive a flu vaccine, no vaccine or a placebo injection, and were tracked for the following year.

The findings suggest that ?perhaps that the flu vaccine is a heart vaccine,? Udell said.

During the year after vaccination, there were 187 cases of heart attacks or stokes, including 65 deaths.

Regardless of whether study participants had a history of heart disease, those who got the flu vaccine were less likely to have cardiovascular events, or die them from.

While the reason for the link is not exactly clear, Udell said it may be that when people develop heart disease, some factor "tips them over the edge," such as plaque clogging arteries, or lower levels of oxygen as a result of the flu.

The flu vaccine may stop this "tipping" by preventing flu, or by actually breaking up plaque in the arteries. ?Either one is very provocative, and it's important to drill down and get the answer,? Udell said.

Dr. Sarah Samaan, a cardiologist and director of the Women?s Cardiovascular Institute at Baylor Heart Hospital in Plano, Texas, said the key to the link may be in reducing inflammation.

When someone gets the flu, blood levels of inflammatory substances rise, and inflammation of the blood vessels can trigger heart attacks.

?This happens because inflammation can make cholesterol plaques in the blood vessels unstable," Samaan explained. Unstable plaques are more likely to develop tiny cracks, which can cause blood clots to form. Such clots can block blood flow within arteries, causing a heart attack (if the blood vessel supplies the heart) or a stroke (if the artery feeds the brain), she said.

Udell cautioned that the 50 percent reduction in cardiovascular events seen in the study may be a high number, but said that even if the flu vaccine reduced the risk of a heart attack or stroke by just 10 percent, vaccination could make a major dent in saving lives.

A larger study could help firm up the numbers, he said, and he hopes to start one.

Pass it on: A flu shot could inoculate you against a heart attack or a stroke.

97% Ai Weiwei: Never Sorry

"Ai Weiwei: Never Sorry" is an insightful, engaging and inspiring documentary about the activist and famed artist. That having been said, I am sure there are some people who might find it strange that I use the word inspiring for an artist who makes his art from smashing antique vases and pointing his middle finger at landmarks, especially Tiananmen Square.(By the way, does anybody know if there are any photos of his middle finger in front of Yankee Stadium?) I think both are symbolic of how nothing is sacred, especially the Chinese government who he is in a running battle with to gain transparency into the inner workings of its bureaucracy. After they shut down his blog, he went on Twitter and distributed his documentaries for free over the internet. His style is definitely confrontational, as somebody says he reminds him of a hooligan, but in a good way.(As Ani DiFranco once sang, being nice is overrated.) Remember, we are all hooligans, right now. Ai Weiwei's activism hit a critical point when he criticized the treatment of the poor during the 2008 Olympics and the response to the Sichuan earthquake which killed several thousand children in faulty construction that has been compared to tofu. As New Yorker magazine correspondent Evan Osnos points out, Ai Weiwei was initially inspired politically by the Iran Contra hearings when he was living in the United States that sought to hold a government responsible but did not work as well as some of us would have liked. So, instead of the fortune his son would inherit, he will have something much more precious to leave him. Now, if I can only figure out if the cat opening the door is supposed to be a metaphor or just darn cute.

To accommodate the many communication and computing devices a family might own the Anker Multi-function 90W Universal AC/Auto Combo Adapter is a good choice for under $30 on amazon.com. Solar is another alternative to charge your devices ??the Accessory Power Revive Solar ReStore external battery pack with USB charging port and built-in light, for under $30 on newegg.com, will do the job and you can take this charger skiing or to the beach. It is a good idea to encourage the family to keep devices charged at all times.

Flashlights
You can never have enough flashlights when you need them! The Hybrid Solar Powered Flashlight ($25 on amazon.com) has a power panel to charge its batteries and will keep its charge for three years. And if the charge runs out, you can pop in regular batteries. However, I do also love combination products like the Greenlite LED 3-in-1 Night Light, Emergency Light, & Flashlight ($18.98 on greenlite.ca). Both are reasonably priced so you can put one in the bedroom, garage and kitchen.

SteriPen

Water purifier
To ensure access to clean drinking water, you'll want to have a water purifier on hand. The SteriPEN Adventurer Opti ($89.95 on steripen.com) uses UV light to kill bacteria ??including Giardia and Cryptosporidia ??in 16 ounces of clear water in less than a minute. For murky water, consider the Katadyn Vario Multi Flow Water Microfilter ($94.95 on rei.com).

"Grab-and-go" emergency backpack
Have an emergency backpack in the garage, ready to put in the car if you have to evacuate. The backpack should contain essentials like a first aid kit, food and water for a day or two, matches, batteries, flashlights, a few small blankets, a plastic tarp, utility gloves and simple tools. Mayday's 4 Person Deluxe Emergency Backpack Kit ($68 on amazon.com) is already packed with enough supplies for a few days for a family of four. However, make sure you add a small bowel for water and dry food for your pets.

Cobra Electronics

Two-way radios
Two-way radios provide an easy way to communicate with between vehicles if you are evacuating with more than one car. Plus, in a hurricane or similar situation, you cannot depend on cell towers to work or have the capacity to serve the busy mobile phone system. These two-way radios use less power than your mobile phone, offer 22-50 channels and have a range of 20-30 miles, depending on the brand. Models, like the Cobra MicroTalk CTX425 ($45 on amazon.com), also include a 10-channel NOAA weather radio.

Important papers
Have a waterproof bag ready to go for the items you plan to take with you, such as passports, Social Security cards, birth certificates and check books. You can also scan and store copies of credit cards, home owner insurances policies, valuable photos and contact lists securely in the cloud. Also, make sure you pack cash in small bills in your ?grab and go bag,? in case ATMs fail and credit cards don?t work.

Medication
It's a good idea to have a list of medications and medical issues for each family member handy along with a list of family doctors and insurance numbers. You can store these on your mobile phone or tablet.? I like the Family Health Record ($1.99 in iTunes) app for my iPhone and AboutOne (free) for Android, Windows Phone and iOS devices.

Life360

What to do
With a busy family, everyone might be in different locations when an emergency event strikes. Plan for this by making sure each family member know exactly where to go if a sudden evacuation is required. Each member should also know how to communicate with the family unit. The Life 360 app, free for iOS, Blackberry and Android devices, will help you locate and secure your family.

Fuel
Lastly, good advice from someone who lives an area prone to earthquakes and forest fires: Keep vehicles' tanks at least half full of gas at all times. If you need to evacuate quickly, gas stations might not be operational. And if you do need to find one, load up Gas Buddy onto your iOS, Android, Windows Phone or Blackberry device.

Google puts Hurricane Sandy on its crisis map, hopes to help you weather the storm

Just because Google abandoned its October Android event doesn't mean it's left its users out to dry -- Hurricane Sandy now has its very own Google Crisis Map. It isn't the first time Mountain View has lent its mapping tech to folks in harm's way -- survivors of Hurricane Issac used a similar Crisis Map to track the storm, follow public alerts and find shelters. Sandy's map is no different, providing locals with information on the storm's path, forecast information, evacuation routes, areas of high wind probability and even links to webcams surrounding affected areas. Google isn't the only firm lending a hand, either -- both the New York Times and the Wall Street Journal are lifting site paywalls during the storm, ensuring the public has access to developing news as long as their internet connection doesn't give out.

Install Ubuntu on your Nexus 7 with Canonical's installer

Nexus 7

A lot of people love the idea of having a full-blown desktop version of Ubuntu on their Android tablet, including the folks at Canonical. Today we see that they have released a semi-official installer to do just that -- install Ubuntu (a special build based on 12.04) right to your Nexus 7, as a full native install.

It's also pretty easy to do -- they provide a PPA repo for the installer an dependencies, and all you need to do is type a few commands, have fastboot set up and working, and find the USB cable that came with the device. Of course your bootloader has to be unlocked, but that's easy enough to accomplish when you've got a Nexus device.

The Nexus 7 is the official reference device for Ubuntu development on ARM touch devices, and the purpose of this is for users to run and find bugs. Don't go thinking the install will be perfect, as there's a list of things that need attention. Rotation doesn't yet work, there are some scrolling issues, Bluetooth isn't working, and the camera isn't active. Nothing that can't be overcome, but know ahead of time what to expect.

Don't get me wrong, I think this is great, and that Ubuntu is a great choice to run on a small tablet. I am a little miffed that a so-called developer preview is only available as a one-click application, specific to Ubuntu. I may think Ubuntu is a good choice for my tablet, but I don't think it's the best choice for my desktop. I would have liked to see the images and scripts delivered in a package that advanced users could use without installing Ubuntu on their computer. Hopefully they can address this and let everyone play.

Full instructions, and notes about known issues and tester protocol can be found at the source links.

UPS Outlook Improves As International Business Recovers -- Trefis

United Parcel Service (NYSE:UPS) posted lower revenues and earnings in the third quarter despite an increase in the shipping volume. The growth in low-priced ground and deferred services particularly in domestic U.S. package delivery segment was more than offset by decline in average revenue per package.

Revenues were $13.07 billion, marginally lower on a y-o-y basis and earnings were $0.48 per share down 56% y-o-y in the three months ended September 30, 2012. []?Earnings were impacted by a one-time pre-tax charge of $896 million related to pension restructuring. However, in spite of softness in international trade and global economic headwinds UPS maintained its full year adjusted earnings outlook in the range $4.55 to $4.65 per share, up 5% to 7% on an y-o-y basis. []

Domestic U.S. package delivery segment continues its strong performance

The U.S. economy expanded at a moderate rate in the first three quarters of the year. Industrial production and retail sales, particularly online retail sales, continued to grow providing for growth in the small package delivery market in the U.S. As a result, revenues in the domestic U.S. package delivery segment of UPS increased 1.2% y-o-y in the third quarter driven by growth in revenues from ground and deferred shipping partially offset by lower revenues from air-based shipping.

However, operating profit in the domestic U.S. package delivery segment declined nearly 88% y-o-y due to the one-time charge of pension restructuring. []?This segment is the most valuable segment for UPS constituting nearly 59% of the total company value.

International package delivery segment posts growth in profits after several quarters

The international package delivery segment of UPS posted strong growth in profits on the back of export package growth and favorable impact of currency translation. Asia witnessed growth in export package volumes after several quarters of declines and growth remained positive in Europe as well. As a result, the segment posted nearly 8% y-o-y growth in operating profits. []

A decline in average revenue per package weighs down overall revenues and earnings

However, growth in shipping volumes that resulted in higher revenues at domestic U.S. package delivery segment and enabled higher profits at international package delivery segment was more than offset by declines in average revenue per package across all segments of UPS. As a result, overall revenues and earnings of the company contracted in Q3 on a y-o-y basis. Global economic headwinds pushed shipping prices down with average revenue per package contracting in ground, deferred as well as air-based shipping service in both the U.S. and international segments. Overall, the average revenue per piece declined by 0.8% y-o-y in the U.S. operations and by 1.4% y-o-y in the international operations. []

For the full year 2012, UPS is maintaining an y-o-y earnings growth forecast?in the range of 5% to 7%.

We currently have a stock price estimate of $85.23 for the company, approximately 15% above its current market price. We are in the process of incorporating Q3 earning results and will update our analysis shortly.

Russian tycoon to ditch business for politics

MOSCOW (AP) ? Billionaire New Jersey Nets owner and former Russian presidential candidate Mikhail Prokhorov said Saturday he's leaving business to focus full-time on politics, returning to the political arena after remaining silent through a five-month Kremlin crackdown on the opposition.

The 47-year-old Prokhorov, who is believed to be worth about $13 billion, finished third in Russia's presidential election in March amid speculation that his candidacy was orchestrated by the Kremlin. Though he denied the claim, he was nowhere to be seen as the government launched a crackdown on the opposition this spring, arresting activists and introducing new harsh legislation.

Prokhorov appeared Saturday at the first conference of the party he set up several months ago, announcing that he would put his money in a trust fund and let his partners at the investment vehicle Onexim run the shop.

Prokhorov told reporters after the conference that he wants to lead "a third power" in the country, competing both with the Kremlin and the opposition.

Although the tycoon frequented last winter's protest rallies before the crackdown, he has always been moderate in criticizing President Vladimir Putin and preferred to distance himself from anti-Putin opposition leaders like Alexei Navalny and Sergei Udaltsov.

Elsewhere in Moscow, Navalny and other opposition figures held the first session of a council to organize resistance to Putin, calling it the first democratically elected body in Russia since the collapse of the Soviet Union. Over 80,000 people voted for the council last weekend, mostly online.

Navalny, a charismatic anti-corruption activist who chaired the meeting, said the council had a "huge mandate of trust" allowing leaders to speak for the tens of thousands who participated in street protests last winter.

Office Market Recovery Continues In Third Quarter Despite Election ...

Occupancy, Absorption Levels Hold Serve as Market Indicators Find Recovery Continuing at Slow but Steady Pace

Demand for office space in the U.S. held steady in the third quarter as leasing activity and absorption of available office space continued to pick up momentum following a lackluster start at the beginning of 2012, CoStar Group reported this week in the company's Third-Quarter 2012 Office Review & Outlook.

The overall U.S. office vacancy rate edged down and net absorption rose to 15 million square feet during the quarter from 13 million square feet at mid-year 2012. The relatively little new office supply and continued low levels of new office construction supported the balance in supply and demand.

Meanwhile, office tenants continued to enjoy a 'holiday' from rent increases as office rents in most market have yet to budge much from their market trough tipping point, according to analysts for Property and Portfolio Research (PPR), CoStar?s analytics and forecasting division.

"The recovery is only one-third of the way there in the office sector, we still have two-thirds to go," said Walter Page, PPR director of research, office, who was joined by PPR's Managing Director Hans Nordby and Manager, U.S. Market Research Aaron Jodka, in dissecting the third-quarter numbers for CoStar clients.

If there was a surprise for the quarter it was on the upside. Page said he had expected demand to fall off a bit in the quarter, based on anecdotal reports of companies postponing hiring and expansion decisions due to economic and political uncertainties created by this fall?s hotly contested presidential election and the unresolved budget impasse.

"But it held up, and we expect it to continue to hold," Page said, buoyed by the improvement in job growth over the last couple of months.

CoStar expects leasing activity to exceed 135 million square feet nationally for the third quarter, eclipsing the 130 million square feet of office space leased during the second quarter.

"We've started to see pretty good leasing momentum," Jodka said. "It was a weak first quarter, but we've started to see more decision-making by tenants -- not at the rate we would have expected if it were not an election year or if the economy were performing better -- but we're seeing office-using job growth translate into leasing decisions and momentum , and that's a good sign."

Energy industry driven metros such as Houston, Dallas and Denver, and even previously challenged growth markets such as Atlanta, have posted solid gains in leasing and absorption, both in the third quarter and year to date, fueled by growth in law firms, consulting, insurance and other typical downtown tenant, Jodka noted.

On the other end, consolidation among pharmaceutical companies and other office tenant downsizings have dampened demand in Northern New Jersey. Absorption remains soft in Los Angeles outside the submarkets dominated by media and entertainment companies.

Companies Continue to Pursue Modest Office Hiring

While U.S. GDP slowed to 1.3% in the third quarter from 1.7% in the prior quarter -- hardly the kind of growth arithmetic that induces companies to hire more workers -- office-occupying jobs continued to increase on a year-over-year basis at a faster clip than the national average, Nordby said.

"We're expecting office-using employment to be about 30% better than the overall average in employment. If you believe there's a recovery, then you like the office sector," Nordby said.

Although the U.S. office vacancy rate edged down to 12.6% in the third quarter and is down just half a percentage point from a year ago, PPR continues to expect the vacancy rate to fall another 1.8% through 2016 as supply diminishes and the economy rebounds, by far the steepest drop among commercial property types.

For now, two main factors are constraining office demand. The average amount of office space leased by tenants has shrunk 21% over the last 10 years in a fundamental shift in the way companies use office space due to a variety of factors, including the economic downturn, and the rise of telecommuting and smaller, more collaborative work spaces. Secondly, tenants are still expanding into leased but under-utilized space resulting from layoffs during the recession.

Meanwhile, office tenants that have been active in the market are upgrading their space at the current lower rents. About 70% of net absorption has been in top-tier, 4-Star and 5-Star buildings. However, PPR expects absorption to shift to the middle and lower of the market, similar to the mid-2000s recovery, as the choicest buildings fill up.

Page also pointed out that office demand is improving in metros hurt by the housing crisis, such as Atlanta and Phoenix, with housing clearly less of a drag on their local economies than in previous years. Even in Orange County, where the subprime mortgage collapse caused the office market to crater, mortgage lenders are once again beginning to lease large block of space, Jodka said.

Office Construction Beginning to Stir

Although there?s very little new supply of office space coming on line -- the nation actually removed more space from the inventory than it added in 2011 -- construction of a few new projects totaling 14 million square feet has started in the last two quarters. Most of the new office construction consists of build-to-suit buildings for medical or pharmacautical tenants such as PNC?s 800,000-square-foot headquarters building in Pittsburgh.

However, office construction is becoming a bigger story in a few markets such as San Jose, CA; Boston, Washington, DC, Houston, New York City, Austin and Charlotte, NC. Although up to 85% of the space is preleased in some markets such as Boston, speculative projects have been a higher percentage of total construction in San Jose, DC, Austin and Charlotte.

"We expect that sluggish phenomenon to continue over the next several years until the economy really gets going and profits start to translate into employees and uncertainty starts to wind down," Jodka said.

While the office sector had the greatest increases in vacancy and has not recovered as fast, its recovery probably has more legs going forward because of the lack of construction, Page said.

Samsung Nexus 10 reported once again in run up to Google event

Android Central

Fresh reports from TheNextWeb today add further weight to a possible Nexus 10 tablet unveiling at Google's Oct. 29 "Playground" event.  The site says the 10-inch device, previously known by its codename "Manta," will pack a 2560x1600 display with an iPad-beating pixel density of 300ppi. TNW reports that the "Manta" tablet will be unveiled alongside the extensively-leaked LG Nexus 4 phone and 32GB Nexus 7 tablet. Naturally, Android 4.2 is expected to run on all these new devices.

We've been hearing similar whispers privately for the past couple of weeks, including some strong evidence suggesting the 10-inch Nexus tablet will indeed sport a super-high resolution 2560x1600 display.

The Nexus 10 will go up against Apple's iPad and Microsoft's new Windows RT-based Surface tablet, which is set to launch later this month.

State Health Officials Confirm First Seasonal Flu Cases - North ...

Four Baltimore-area children are the first confirmed cases of seasonal influenza, according to state health officials.

The four children, who are not being identified, are said to be doing well though one was hospitalized, according to a statement released Friday by the state Department of Health and Mental Hygiene.

The first confirmed case in 2011 was reported on December 30, health officials said.

"Flu is here earlier this year than last year, and we are seeing two different flu strains,? Frances Phillips, deputy secretary of Public Health Services, said in the statement. ?This really stresses the importance of getting the flu vaccine, and getting it as soon as possible. Fortunately, there is plenty of vaccine to go around.?

Influenza spreads from person to person through coughing or sneezing and direct contact with infected people and contaminated surfaces or objects. Symptoms usually begin one to four days after being exposed to the virus, and include fever, body aches, fatigue, coughing, and sore throat, according to state health officials, according to the release.

Yearly vaccinations are important because the strains of influenza that circulate change over time.

State health officials recommend the following people be vaccinated:?

  • Children 6 months to 18 years of age.
  • Persons 50 years of age and older.
  • Pregnant women.
  • Persons of any age with chronic medical conditions.
  • Persons undergoing therapy, or with a condition that may weaken their immune systems.
  • Persons caring for someone in these groups should also be vaccinated to avoid spreading the disease to them including healthcare workers, household contacts of individuals at risk for complications from the flu, and daycare or school workers.?

The heatlh department release offered the following tips to people who believe they have the flu.

  • Contact your healthcare provider for management of flu symptoms or treatment of any complications.
  • Get rest and drink plenty of fluids.
  • Cover your mouth and nose when sneezing or coughing.
  • Use alcohol-based hand sanitizers and wash your hands often.
  • Avoid crowded places like shopping malls or public transportation.

State health officials also urge people to "avoid unnecessary visits to hospitals or other settings where people with other conditions may get your flu and be affected severely. Stay home from work or school whenever possible to avoid spreading the flu to your friends and coworkers."

Weekly updates on influenza activity in the state can be found on the state health department website.

The state has also set-up an internet-based influenza tracking survey to monitor influenza-like illnesses in people "who may not seek medical care," according to the release.

Residents can participate in the influenza survey by signing up on the department website.

Report: Iran ready to talk about its nuclear program

Original: This is convenient timing. The New York Times' Helene Cooper and Michael Landry report Iran has finally agreed to sit down for the first time for one-on-one negotiations with the U.S. over their controversial nuclear program.

The catch: they won't sit down until after the election is over. They don't want to start negotiating with a President who may or may not be there in two weeks. But the agreement is a big get for Obama, the culmination of four years of "secret, intense" negotiations between the two sides.?

There are a bunch of other logistics to work out, including getting final, official say from Iran's supreme leader Ayatollah Ali Khamenei. Top officials have agreed to the talks but?Ali Khamenei hasn't signed off. Israel was pretty skeptical Iran would be productive when they spoke to the Times. Israel's spent much of the last year drawing red lines for Iran's controversial nuclear program. They don't want Iran to go over a certain enrichment level without incurring the wrath of an attack. Skeptics are already saying the agreement is an effort from Iran to ease international tension on them. Others are saying they're bending to the sanctions that are tanking their economy.?

Update 7:48 p.m.?The White House is now denying Iran agreed to the talks, per Reuters' Anthony De Rosa:

"It?s not true that the United States and Iran have agreed to one-on-one talks or any meeting after the American elections. We continue to work with the P-5 on a diplomatic solution and have said from the outset that we would be prepared to meet bilaterally. The President has made clear that he will prevent Iran from getting a nuclear weapon, and we will do what we must to achieve that. It has always been our goal for sanctions to pressure Iran to come in line with its obligations. The onus is on the Iranians to do so, otherwise they will continue to face crippling sanctions and increased pressure"

The Times stands by their report:?
